     & Management
Our comprehensive range of commercial property services to site developers includes site acquisition, plot sales with 24 hour on-line client access to monitor progress and cash-flow, and the setting up of bespoke companies for the management of common parts. As experienced commercial property solicitors with offices throughout Kent, Girlings are well placed to provide a professional service throughout the South East.

We also advise on the grant and renewal of leases of business parks and residential lettings (buy to let), including rent reviews, dilapidation claims and the formation and sale of the new commonholds.

Residential Lettings (Buy to Lets)
We offer a wide range of solicitor services to support investors in residential property, whatever the size of their portfolio. We act on investment property purchases, including buy-to-lets, and regularly prepare tenancy agreements, advise on renewals and rent reviews, assist in recovery of possession and advise on dilapidation claims.

When a tenancy agreement or a lease has been breached, or a term of the agreement is disputed by one of the parties, we will assist in the negotiating process to ensure that our client's interests are protected.

Particular areas of concern for a landlord can be non-payment of rent or the tenant failing to comply with the repair and decoration provisions. Acting as your solicitor we will advise on the options available and assist with the appropriate action, whether it is service of notices, court proceedings or negotiations to reach a settlement.

Long Leases
The grant or purchase of a long lease, whether of residential or commercial property, brings with it a host of pitfalls for the unwary landlord or tenant. We can point out the areas of difficulty.

We will advise you whether or not the lease has rights of renewal, explain the implications of the clauses in the lease (including rent reviews) and action the grant of consents for alterations, on renewals and on terminations.

Our long experience of this area of law enables us to provide effective support to clients (both landlords and tenants) when negotiating the terms of a lease. We will draft leases tailored to the client's specific circumstances and advise them throughout every stage of a transaction, from negotiation, preparation of contracts, conducting relevant searches and enquiries, working towards the agreed completion date.
